In the state of Florida, a home must be zoned for short-term
rental by the county in which it is located, in order for it to
be leased to vacationers on a nightly or weekly basis. The vast
majority of homes do not have that zoning designation. The shortest
minimum lease term for a property that is not zoned for short-term
rental is more than six months. That usage is referred to as a
long term rental and is obviously not usable for the vacation
rental industry.
Most homes with short term rental zoning are designated as such
prior to their construction. However, some counties will allow
an individual homeowner to apply for the re-zoning of a designated
long term rental property to short-term rental. In those counties,
the home to be rezoned must be located in an area where other
short-term rental homes or communities already exist. Even then,
actually having the home rezoned may be difficult. It is important
